Relo Stay Villa Kinosaki: A Kitchen-Led Stay or a Town Ryokan?

The name says “Villa,” but this is not a detached private house. It is a condominium-style property in Kojima, outside Kinosaki’s central bathhouse lanes. Its appeal is having a kitchen and living space to yourselves, with a shared hot-spring bath in the building. That is a different kind of Kinosaki stay from a town-centre ryokan, where the evening often revolves around walking to dinner and the public baths in a yukata.

The property relaunched as Relo Stay Villa Kinosaki The Condominium on July 1, 2026, after renovations. Its current site describes a self-style stay with limited room entry from staff. All rooms have a kitchen, and the hotel’s meal plans bring dinner and breakfast to the room refrigerator for guests to finish at their own pace. You trade the set dinner service and doorstep location of a traditional inn for more space and control over when you eat.

A kitchen changes the meal plan, not the amount of work

The rooms include a refrigerator, microwave, kettle, pans, pots, utensils and dishes. Meal-included plans are also designed for the room: food is placed in the refrigerator, then guests heat, cook or assemble the final parts themselves. It is a good fit if your group would rather eat together on its own schedule than be ready for a fixed seating. If you want a meal served course by course, this is not that experience.

The current room list ranges from a 40 m² King Bedroom for two to 85 m² family and deluxe rooms. Check the actual bed arrangement before booking: the 50 m² Japanese-Western room sleeps up to four using two sofa beds and two futons; the 60–65 m² Standard also sleeps four, but its third and fourth beds are sofa beds that guests set up themselves. The 85 m² Deluxe sleeps six, while the 85 m² Family room sleeps up to seven with a mix of beds and futons. Maximum occupancy does not mean everyone gets a conventional bed.

The shuttle is part of the booking decision

The hotel’s current access page lists free, year-round, reserved transfers between Kinosaki Onsen Station and the property. Seats are limited, so reserve ahead; a same-day ride may be possible by phone only if the hotel can arrange it.

This works for a planned visit to town, but it is not an on-demand shuttle. Decide which bathhouse or dinner you want to visit and make sure a return departure suits you. If you miss the last scheduled ride, the hotel’s timetable does not promise a late pickup; ask the property about a taxi before relying on one.

For drivers, the current access page lists 30 spaces:

There is no EV charging.

One seasonal detail is easy to misread. At the time of checking, the free tuk-tuk service runs to and from Kehi Beach only through October 18, 2026; it is not a shuttle into the onsen town. The hotel says the vehicle can be either a tuk-tuk or a regular car, depending on conditions, and the vehicle cannot be chosen. Do not include this seasonal beach transfer in a later-date plan.

Relo’s shared-bath tattoo rule is not listed, and Yumepa pass inclusion varies by room plan. Check the plan details for pass validity, and contact the property about tattoos if you intend to use the shared bath. The Kinosaki bath-pass guide explains the town-bath options.

The hot spring is communal

Relo lists its Kounotori Natural Hot Spring as a weakly alkaline, low-hypotonic simple spring. The shared bath is open 6 a.m.–11 p.m., with cleaning from 10 a.m. to noon. The sauna operates 5–10 p.m. only on nights before public holidays. Rooms have private bathrooms, but the room page does not identify their tubs as hot-spring baths. A few rules that matter for longer or pet-friendly stays

For stays of several nights, the property uses eco-cleaning: staff can collect rubbish and replace towels, but do not clean the room or make the beds each day. A full clean is included once every three days; additional full cleaning costs ¥4,000 plus tax and must be requested by 5 p.m. the day before. If daily housekeeping matters to you, check what your selected plan includes.

Dogs are accepted only in six designated rooms across three room types, not in every apartment. The hotel requires rabies and five-or-more-way combination-vaccine records; vaccinations must be at least two weeks old and within the previous year. It accepts an antibody test within the previous year instead of the combination-vaccine record. Upload the documents before arrival or show them at check-in, and check the current dog-room fee for your dates.

For a group that wants a kitchen, separate sleeping areas and dinner on its own schedule, Relo’s format may be a better fit than a small ryokan. For bathhouse-hopping on foot, a private hot spring, or a traditional served dinner, stay in the town centre instead. The Kinosaki ryokan guide is a better starting point for that search.
