Hanakoyado Arima: Private Kinsen Baths or a Hot-Spring Room?

Hanakoyado is a small inn with two lockable private Kinsen baths on the first floor. Standard rooms do not have a bath; the Premium Twin has its own Kinsen bath.
Standard rooms include access to the private baths downstairs. The Premium Twin adds a Kinsen bath in the room for guests who want to soak at any hour without checking whether another bath is occupied.
What comes with each room?

Two private baths, both supplied with Kinsen
Kaede and Tsutaba use a blend from the Gosho and Utonashi springs: iron-rich, sodium-chloride Kinsen. Guests enter when a bath is free and lock the door for privacy; there is no advance booking for a fixed-length slot.
Bathing hours run from 3 p.m. to 11 a.m. the following day. Water may be added or heated to manage spring conditions.
Kaede has a steam bath warmed by hot-spring vapour. Tsutaba has a bath wheelchair, a ramp to the tub and a shower chair; wheelchair users can bathe there with an accompanying helper. Other parts of the property have steps and level changes, so arrange the room and route with the inn before arrival.
When does the Premium Twin make sense?
The Premium Twin opened in October 2025. Hanakoyado has two of these rooms in a separate building beside the main inn. They are about 36 and 42 square metres, can accommodate up to three guests with an extra bed, and have a private Kinsen bath supplied from the spring.
The separate building is not wheelchair-accessible. Guests must go outdoors between it and the main building, and the entrance has a level change. A more suitable starting point for wheelchair users is Japanese Twin B on the first floor, paired with Tsutaba and an accompanying helper. There is no lift to the second floor.
Another Kinsen bath at Goshobo, open until 8 p.m.
Hanakoyado guests can also use Kinkyo-sen at the nearby sister property Tosen Goshobo at no extra charge. The walk is about three minutes. The bath uses the blended Gosho and Utonashi Kinsen springs and is open to Hanakoyado guests from 3 p.m. to 8 p.m. on check-in day; arriving earlier leaves more time for a soak.

At the springs, Gosho water is 79.3°C and Utonashi is 97.3°C; neither figure is the bath temperature. Hanakoyado's main baths and Premium Twin use Kinsen.
Age, meals and arrival logistics
Children under 12 cannot stay. For guests aged 13–17, check eligibility for the plan before booking.
Guests with a dinner plan should check in by 7 p.m.; dinner may be served at 5:30 or 7:30 p.m. on busy dates. Breakfast-only and room-only guests can check in at Hanakoyado until 9 p.m. Later arrivals check in at Goshobo until 11 p.m.
Arima's central lanes are narrow. Guest parking is at Arimasato car park, with a ride to the inn available until 6 p.m. Train and bus arrivals can call for pickup after reaching the station or terminal. Arrange an accessible vehicle in advance if needed.
Tattoo access is not specified for every bathing space, including the main-building private baths, sister-hotel Kinkyo-sen and Premium Twin. Confirm the rule for the bath you plan to use before booking.
Kobe City charges a bathing tax of ¥150 per person per night for overnight stays; children under seven are exempt. Check your booking's tax breakdown to see whether it is already included.
Which room should you book?
Standard rooms suit guests content to use the two private baths when free. The Premium Twin keeps Kinsen in the room for late-night and early-morning soaks. Japanese Twin B has fewer level changes; wheelchair users should plan to travel with a helper.
Children under 12 cannot stay, and Hanakoyado has no large public bathhouse or step-free route throughout the property. Other options are in the Arima ryokan guide.
