Beppu Seaview Onsen Hotels: Umino Hotel Hajime or Mimatsu Oetei?

Both hotels face Beppu Bay and have natural hot-spring water in their baths. The distinction is what you want to pay for. Umino Hotel Hajime puts the view in its top-floor public bath, open from 5 am, and offers several room types with a special bath. Mimatsu Oetei has a rooftop open-air bath from 4 am and a hot-spring bath in every guest room, but only selected rooms pair the bath with a sea view or an outdoor setup.

Umino Hotel Hajime: public bath first, room upgrade if you want privacy
The top-floor Asahi-no-Yu combines a panoramic indoor bath, open-air bath and sauna overlooking the bay. It is open 5–9 am and 3 pm–midnight, giving early risers a chance to bathe before breakfast. The spring is listed as sodium bicarbonate / chloride, with a source temperature of 56.3°C. That is the source figure, not the bathing temperature.
The hotel says all of its baths, including those in guest rooms, use hot-spring water. But the sea-side categories vary: there are standard rooms as well as options with a panoramic bath, ceramic tub or half-open-air bath. A sea-facing room is not necessarily a room with a special bath. If you want a private bath with the view, choose by the exact bath type and confirm it in the room details.
There is a firm tattoo restriction for the public bath: guests with tattoos may not enter or use Asahi-no-Yu. The public information does not spell out a separate policy for private guest-room baths, so check directly if that affects your booking.
JR Beppu Station is about a 15-minute walk away, or around five minutes by taxi. Beppu Kitahama bus stop is about five minutes on foot. That makes it workable from the airport bus, but less convenient with heavy luggage than a station-front hotel.
Mimatsu Oetei: every room has hot-spring water; the view still depends on the room
Mimatsu Oetei’s rooftop rotenburo faces Beppu Bay and is open 3 pm–midnight and 4–9:30 am. The hotel also has a panoramic public bath that remains open overnight until 9:30 am. Going to the rooftop requires taking stairs from the seventh floor; strong wind or cold weather can lead to a temporary closure. If stairs are difficult for someone in your party, or the rooftop is the only reason you are choosing the hotel, that access is worth weighing carefully.
The rooms all have baths supplied with hot-spring water, according to the hotel’s room page. The higher categories add specific designs: six-floor semi-open-air or open-air baths, a panoramic bath in a Japanese-Western room, or an open-air bath on the top floor. The Beach-side modern room is specifically not described as ocean-front or ocean-view. Confirm the view from the room and bath separately rather than relying on a room label.
The spring is listed as sodium bicarbonate / chloride, with a source temperature of 55.8°C. The hotel identifies its water as 100% natural and free-flowing, with water added; the bath temperature is not published. There is no private reservable bath or sauna.
Mimatsu is about 13 minutes on foot from JR Beppu Station and four minutes from Kitahama Bus Center. A reserved morning ride to the station may be available, but do not assume it is a drop-in shuttle; confirm when booking.
Compare the bath, not just the view
If you plan to use the shared bath, Hajime gives you the top-floor sauna and an earlier public opening at 5 am. Mimatsu’s rooftop opens an hour earlier, with an overnight indoor bath as a fallback, but access to the rooftop involves stairs.
For private bathing, match the room name to the benefit: a panoramic, ceramic, semi-open-air or open-air bath is not the same as a standard sea-facing room. At both hotels, room rates depend on dates, meals and cancellation terms. The visible starting prices are not a reliable like-for-like comparison; compare the same night, guest count and meal plan. Do not treat a hotel’s “all room baths are onsen” statement as proof that every room’s bath faces the sea.
