Hoteiya’s workaround is a real part of the room decision
Hoteiya’s room names do not all promise an in-room bath. Most detached rooms have a guest-room bath, while the Lavender and Kokonoe rooms in the main building do not. Before booking, check the specific room rather than relying on the property’s general description.
The two private-use baths help make those no-bath rooms viable for couples or families who want to soak together. Each session is 40 minutes and free, but the baths are available when vacant rather than at a guaranteed pre-booked time. One is indoors, which is the practical choice on a cold or rainy day; the other is an outdoor bath with a view toward Mount Yufu. Both are listed for 3–11 pm and 6–9 am.
UBL divides its offer more sharply. Guests in the standard Japanese rooms use the shared baths, while the special rooms have a 24-hour hot-spring indoor bath. It is an indoor bath with a wide window, not a private outdoor bath. The shared facilities are the stronger draw if you like public bathing: both floors have indoor and open-air sections, and there is a sauna. The sides change between men and women, so read the current bath schedule at check-in.

Which one fits your evening?
Choose Hoteiya if you want room-category flexibility and may only need one shared private soak. The arrangement can save you from paying for a room bath you will barely use, provided you are comfortable checking whether a private bath is free. Station pickup is usually arranged by calling after you arrive at Yufuin; confirm the current procedure with the inn.
UBL makes more sense if a large shared bath and sauna are part of the point of staying at an onsen hotel. If bathing in private at any hour is essential, filter for the special room; the standard room does not include the same private hot-spring amenity. The hotel is six minutes on foot from Lake Kinrin, while Hoteiya is roughly eight, so location alone is unlikely to settle the choice.
